Project Overview

Rainton Construction was appointed to undertake civil engineering works on a town centre mixed-use development comprising retail, entertainment, student accommodation, and a health centre.

The main works included constructing large reinforced concrete foundations, involving all excavation formwork and steel reinforcement. Additionally, the project involved surface and foul drainage pipelines, interceptor tanks, and connections to the public highway drainage, which required traffic management and coordination with statutory and public authorities.

By constructing new access roads, basement car parking, and extensive street furniture, we’ve improved the area’s functionality and aesthetics.

Challenges

The project presented several challenges, including working in a busy urban environment and coordinating with multiple stakeholders. Our work included trench work and the installation of ducts for high voltage cables, low voltage cables, gas, water, BT, and Virgin Media, ensuring the development was well-equipped with essential utilities.

Constructing reinforced concrete retaining walls up to 10 metres high and installing reinforced concrete floor slabs to the development’s ground and upper floors required meticulous planning and execution. Using a tower crane for lifts up to the 13th floor and the retail and elevated public plaza areas added complexity. Procuring stone paving imported from China was critical from both a cost and programme perspective; therefore, careful planning and execution were necessary to ensure timely delivery and successful completion of the project.

Safety and Sustainability

Safety and sustainability were paramount throughout the project. Our team ensured all works were carried out with a strong focus on environmental responsibility. The majority of excavation materials were recycled by Tynedale Reclamation, demonstrating our commitment to sustainability. Additionally, the use of cold milling and asphalt concrete surfacing provided by Tynedale Roadstone further emphasised our commitment to sustainable practices.
